Decades ago, only wealthy families owned more than one car. Today, that is a rarity. Over the next thirty years, owning a second home may be as common as owning a second car. 6.4 million people now (6%) own a second home. It is predicted that 10 million people will own one by 2010. Depending on how they are used, these homes are also referred to as Poconos vacation cottages or Poconos vacation homes. Baby Boomers are becoming an active part in today's second home market and sometimes purchase in a mountain region for the views or to be near ski resorts within 3 hours of their original primary home. Younger middle class buyers are entering the second home market with thoughts of retirement or to add to their investment portfolio. Most Poconos second home owners have their primary residence in New York, Pennsylvania, Florida, Maryland or Connecticut. On average, they spend 1 to 3 months in their second home, although some spend as much as 6 months here.

More than half of Poconos second homes are purchased for personal and family use. In some cases owners use their second home as a refuge to escape an urban environment. These folks look to their second home near a state park, on a mountain, or golf course for recreational use. These are usually young professionals searching for outdoor activities, a return to nature, and for spiritual refreshment.

Many times Poconos second homeowners rent out the home and use the rent payments to subsidize the mortgage payments. Once the mortgage is paid off, rent becomes a source of income. Often, owners sell their primary residence and move into their second home after retirement.

The current economy has caused prices to plunge back to 2004 levels. As of April 2011, however, there is some very good news for sellers and bad news for buyers. In 2009 there were 48 homes in the Northridge At Camelback neighborhood for sale, this month (April 2011) there are only 27 homes on the market! And these 27 homes are spread over the entire price range from $170K to $512K. In any given price range there are now only one or two homes from which to choose! Also at around the $200k price range rental revenue should pay the costs to carry the home. It seems that buyers are deciding to buy homes, rent them out and let the tenants pay the mortgage or provide a return on the cost of the home.
